What is an "Off-Site Built" or Factory Constructed Stick Built Home?
An off-site built home is similar in many ways to a home built on-site or "stick built". Hi-Tech off-site built homes are constructed in modules, using the same components found in high quality site-built homes. Their modern factory controls the building environment, eliminating damage and delays caused by weather. Quality is also easier to control in a factory environment than on scattered job sites and high quality materials can be purchased more economically due to volume purchasing power.
Can I Save Money Purchasing a "Hi-Tech" Off-Site Built Home?
Most definitely, yes! Savings can be significant because of the more efficient labor and materials costs associated with factory production. You can certainly buy a cheaper home, but you will find that often in less expensive homes, off brand materials are used rather than trusted names brand components used by Hi-Tech: names like Crestline windows, Moen faucets, Merillat cabinets, Mohawk wood floors, G.E. appliances, and so forth. When comparing costs, if approximately the same specifications are used, a Hi-Tech home will normally be less than a comparable site-built home.
How Long Does It Take Until I Can Move Into My New Home?
From the time you order your home and make a deposit payment, the factory will complete your home in approximately 6-10 weeks. Naturally, this varies by season and demand. While your house components are being built at the factory, the site work on your lot (excavation, foundation and well septic) can be completed. After your house is delivered to the site and set up, it will take about 4-8 weeks to complete the project, depending on the complexity of your home and your builder's schedule. You will be in your new home much quicker than if you were to build on site.
Can You Build My Custom Plan?
Yes. Of course, there are certain restrictions what we can build and transport. Most home buyers are able to find an existing Hi-Tech plan to meet their needs. Our wide variety of standard models often can be modified which is more cost effective than a custom built home. However, if you have chosen a different plan, we will be happy to evaluate it for factory construction feasibility and then discuss any changes necessary and costs.
How Do I Finance My Hi-Tech Home?
Most mortgage lending institutions treat our off-site built homes the same way they treat a traditional site-built home and offer the same mortgage options. Typically builders require construction draws. Talk with us about our specific financing programs. Builders work regularly with financial institutions and can help tailor a package to meet your needs.
What is the Building Process?
First, select a building lot if you don't already own one. Your builder can often help you find a lot and in many cases may own lots ready for your home. The site then needs to be excavated and a foundation completed (which your builder can do or you may do yourself). After the foundation is in, your home is built and delivered to the site. Our set up crew will "set" your home on its foundation (with a crane or on rollers), raise the hinged roof, permanently tie the modules together and to the foundation, and weatherproof your home. The finishing on site then begins. The major items include the following: drywall finish, hanging doors on the "mate" wall (the wall where the modules mate), finishing the floor covering in areas where it could not be completed in the factory, install the furnace (and optional air conditioning), then complete the plumbing and electrical hookups.We can also complete optional garages, porches, decks, etc.
Will My Off-Site Built Home Hold Its Value Over Time?
Yes, just as well as a site-built home. In fact, as more data accumulates, it is apparent in many cases that a high quality off-site built home, because of the structural integrity, will hold its value better and appreciate at a more favorable rate than a comparably priced site built home.

How is My New Home Designed and By Whom?
The structural integrity of your home is assured by our staff of qualified engineers and computer aided design (CAD) operators. The use of computers help to eliminate design flaws sometimes found in site built homes. Our plans are state approved and inspected.
